Home Insurance in North Carolina: What Homeowners and Buyers Should Review Before It’s Too Late
Home insurance is one of those things most people pay for every year and hope they never have to use.
But do you actually know what your policy covers, what your limits are, and what you may be paying for unnecessarily?
In this episode of Let’s Get Real -Estate- with Veronica, I sit down with Matthew Johnson from Community One Insurance to break down Home Insurance 101 in plain English. We discuss coverage, policy limits, common homeowner mistakes and ways to potentially save money without simply cutting important protection.
One of the Biggest Mistakes? Not Reviewing Your Policy
Homeowners can become very familiar with their mortgage payment while barely looking at the insurance policy protecting the property.
But insurance isn't necessarily something you should set once and forget.
In the episode, Matthew and I discuss some of the common mistakes homeowners make with their policies, including paying for coverage they may not need and failing to understand what they actually have before renewal time.
And this isn't only a conversation for people who already own a home.
Buying a Home? Insurance Should Be Part of the Conversation
When you're calculating whether you can afford a property, the purchase price and mortgage payment aren't the only numbers that matter.
Your insurance cost becomes part of your monthly housing expense, too.
That's why buyers should understand their insurance options while they're making the purchase—not treat insurance as one more box to check three days before closing.
Investors should be having the same conversation. Your insurance expenses affect the cost of owning the property and, ultimately, whether the investment numbers make sense.
Cheaper Isn't Automatically Better
Saving money on insurance sounds great.
Saving money because you unknowingly reduced coverage you may actually need? Slightly less exciting.
The goal should be understanding what you're paying for, the limits of the policy and whether the coverage makes sense for your particular property and situation.
That's exactly why I wanted to have this conversation.
Real estate doesn't end when you get the keys. Protecting the property you worked pretty hard to buy matters too.
