You Have Home Equity. Here's What You Can Actually Do With It.

If your home has gone up in value or you've been chipping away at your mortgage for years, you've probably heard the word "equity" thrown around. But knowing you have it and knowing what to do with it are two very different things.

I sat down with Jeremy Hunt, a Mortgage Planner with Rosegate Mortgage who's been in the lending business for about 20 years, to walk through the real options homeowners have.

First question people ask: can equity be used as a down payment on your next home? Often, yes — but how much you can actually access depends on your lender's numbers, not just your home's value on paper.

Second big question: do you have to sell your current house to move up? Not necessarily. Some homeowners are keeping their current home, renting it out, and using that future rental income to help qualify for a new mortgage. It's not automatic, and it doesn't always make financial sense — but it's worth exploring, especially if you locked in a low rate a few years back.

Then there's the timing problem: your equity is sitting in a house you haven't sold yet, but you need it for your next down payment. There are financing strategies that can help you buy before you sell, instead of moving twice.

And for homeowners thinking bigger — equity can also be a starting point for your first investment property. It's not a guaranteed shortcut to becoming a landlord, and the numbers still have to work, but it's a door a lot of people don't realize is open.

The bottom line: having equity doesn't mean you should rush to use it. It means it's worth understanding what you actually have, what it costs to access, and whether it moves you closer to your goals.
