Charlotte NC Real Estate Market: More Inventory, Stable Prices

If you've been waiting for the Charlotte real estate market to dramatically crash, July's numbers have some disappointing news for the internet prophets.

The median sold price across the Charlotte MSA was $425,000 in July 2026, down just 0.4% from $426,775 last year. Meanwhile, closed sales increased 3.4% year over year.

So prices aren't collapsing—but the market is changing.

Inventory increased to 3.6 months of supply, up 5.9%, while homes took a median 45 days to sell, compared with 42 days last July. Sellers received 96.2% of their original list price, unchanged from one year ago.

What does this mean for Charlotte buyers?

More inventory means more choices and potentially stronger negotiating opportunities. Buyers may have additional room to discuss price, repairs or closing costs depending on the property.

But good homes are still selling. Closed sales increasing 3.4% tells us demand hasn't disappeared.

What does it mean for sellers?

Pricing matters more.

Today's buyers can compare your home against more competition, so overpricing simply gives them another reason to choose the house down the street.

Presentation, strategic home upgrades and strong marketing matter again—and frankly, they should have mattered all along.

For homeowners considering a move-up home strategy, today's increased selection can also make buying and selling simultaneously easier when timing and equity are planned correctly.
