Selling and Buying a Home in Charlotte? What August 2026 Market Data Means for You

Thinking about selling your Charlotte home and buying another one? August's market numbers suggest you have more options, but coordinating both transactions is more important than ever.

What's happening in the Charlotte housing market?

According to Realtors Property Resource (RPR), Charlotte's August 2026 housing market reported:

  • 4.57 months of inventory: Up 34.8% compared to August 2025.

  • $430,000 median sold price: Up 1.06% from July.

  • 98.3% sold-to-list price ratio: Buyers are negotiating, but homes are still selling relatively close to their asking prices.

  • 50 median days in RPR: For sold properties, up 11.1% from July.

  • 3,829 active listings: With a median asking price of $425,000.

These figures cover single-family homes, condos, townhomes, and apartments in the Charlotte market.

What does this mean if you're selling?

With more inventory available than a year ago, buyers have more choices.

Your home needs to compete on price, condition, and presentation.

Overpricing can mean fewer showings, longer marketing time, and potential price reductions.

If you need the proceeds from your current home to purchase your next one, a delayed sale could complicate your plans.

What if you're buying your next home?

More inventory may give you additional options and opportunities to negotiate.

But don't assume every seller is desperate. Homes are still selling at approximately 98.3% of their asking price.

Your biggest advantage? Having a strategy before making an offer.

Should you sell your house before buying another?

There's no one-size-fits-all answer.

Start by understanding three things:

  1. What your current home could realistically sell for.

  2. How much equity you'll have available after selling expenses and paying off your mortgage.

  3. What you can comfortably afford for your next purchase.

The right sequence depends on your finances, available homes, and timing.
