Start with the jumbo loan threshold. As of 2026, any home loan above $832,750 in most of the Charlotte area falls into jumbo territory (FHFA), which means different qualification rules, larger down payments, and often a different lender relationship than a standard conforming loan.

But the real strategy conversation is about timing. Most buyers assume they have to sell their current home before they can buy the next one. That's not true.
